The buyers never walked through the door

Ask Claudia and Rebecca Escobar what stood out about this Regents Park sale, and one detail changes the picture: they never met the buyers. “Interestingly, we never actually met the buyers in person, as they purchased the property sight unseen based on our marketing.” That is how the agents described it in their interview notes. Two residences on one site. Two separate tenancies. And buyers willing to purchase without walking through either home. For Claudia and Rebecca, though, the property was already familiar. “We originally sold the property to the current owner around three years ago.” Now that owner was back on the selling side. He was an investor, ready to sell this property and pursue another investment opportunity. The agents who had helped him buy it were handling its sale.

The part that took patience

While the buyers purchased sight unseen, inspections and open homes still needed arranging during the campaign. With two tenancies, that meant working around two sets of tenants. “This was a slightly challenging sale, mainly because the property had two separate tenancies.” “Coordinating inspections and open homes around two sets of tenants required extra planning, patience and communication to make the process as smooth as possible for everyone involved.” That is the practical detail behind this sale: each inspection needed coordination with the people whose homes were being shown. The agents singled out that work when asked what had stayed with them.

What the buyers saw

According to Claudia and Rebecca, the appeal was the dual-income setup: two residences capable of producing separate rental incomes on the same site. “The dual-income setup made the property particularly attractive from an investment perspective, offering the opportunity to generate rental income from two separate residences on the one site.” Claudia and Rebecca described the buyers as “very pleasant to deal with throughout the process.” No face-to-face meeting, but a sale they could work through together. And the reaction when it was done? “The sellers were very happy with the outcome and pleased to have the sale finalised.” Looking back, the agents put their finger on what made this one different: “Not every buyer needs to walk through a property in person to recognise its potential when the marketing presents the opportunity clearly.” For the buyers of Emerald Drive, the decision came before a visit ever did.
