We strive to locate a great tenant for your property by following this system;
We begin marketing your property through all our offices to reduce any vacancy period.
Prospective tenants complete a detailed application form.
The information provided in the application includes means of income, employment and previous tenancies. We seek to verify all information on their application and look for a tenant with a proven and satisfactory track record.
Our membership with TICA, RP DATA and other Rent Check companies enables us to search out wayward tenants prior to any lease agreement.

Tenants are provided with a card which enables them to pay rent;
This makes it easy for tenants to pay rent in assists in reducing arrears.

We carry out a detailed written condition report on your property every 3 months. These allow us to keep an eye on the general maintenance of the property and also note any repairs that may need to be done. We forward a written report advising you of the feedback after each inspection and recommend any maintenance work that may be required to keep your investment in a condition that earns you a maximum return.

We check for arrears each day and have an arrears control procedure.
2 – 7 days in arrears – The tenant is sent a reminder notice, this is usually sufficient for the tenants to pay their rent.
8 – 12 days in arrears – The tenant is advised that if payment is not received immediately a termination notice will be served.
14 days in arrears – We contact you for instructions, it is recommend that a 14 day termination notice be served on the tenant.

Wait until the end of the month to find out that the tenant is in arrears.
Wait until the end of the tenancy agreement to do inspection reports.
